Costs of Operations Covered?

So you’ve bought your amazing holiday home and investment property in the beautiful Caribbean…lucky you! Now let’s unpack the fixed and flexible costs of keeping your home in tip-top shape, whether you’re renting it out to short- or long-term guests, or keeping it empty to use at your leisure.

Paraiso Beach Hotel will establish a Home Owner’s Association (HOA) to take care of all the operation and management aspects of your investment. Each homeowner will pay a value-adjusted, monthly or quarterly fee to cover the fixed costs of ownership. These costs are outlined in the table below and are payable as a deduction from your monthly rental income or as invoiced by us monthly, quarterly or annually.

The flexible operations costs only come into play when your condo is occupied and are added to your HOA fees as required. If the homeowner chooses not to rent out the condo but rather live in it themselves or share with friends and family, then these costs would still be invoiced to the homeowner on a monthly or quarterly basis after the condo has been occupied.

The homeowner is paid out 80% of the net nightly room rate, while the HOA retains 20% of the net nightly room rate.

During the worldwide lockdowns of the pandemic, Nicaragua’s mainland and the Corn Islands enjoyed business-as-usual and no mandates, meaning that tourist operations could continue.
